It’s really sad to think we have to spend money in order to protect things that we have worked long and hard to buy.Sadly that is how it is these days , it seems that everybody has a personal home alarms now. If you want to protect your home then you have already seen the massive amount of different types of alarm systems that are on the market.

Keeping your house and your family safe is always priority number one . There are a number of different options that you must choose between when you are trying to locate the best system to keep your home and family safe . You can also have monitoring alarms that will contact someone when there is a problem rather than sounding an alarm .

Meet the competitors

There are lots of different companies that can provide and install your personal home alarm ,some of these companies will also do your alarm monitoring as well . It is import to be cautious before purchasing to review all of the information for each alarm and then compare them to each other .

A reason you may want to opt for an alarm that has alarm monitoring due to the fact they can be cheaper . The monthly cost is also quite low, some of the companies off monitoring for as low as ten dollars a month . Most people that are spending money on an alarm would consider that a low cost , chances are they would go for it .

Home security systems that have a monitoring service operate by setting off a silent alarm that will let the monitoring company know there is a break in . This monitoring company will then try to contact you to find out whether it is a false alarm. If the alarm is false then it will be ignored, but if you tell them you are not home or they cannot reach you they will tell the police. The majority of alarms do nothing more than scare away the burglar ; but a monitored alarm gives you the ability to potentially catch the burglar .

You should carefully choose the company that you are going to be using to provide the alarm monitoring system. It is always good to talk to people you know about potential companies , then you can take their opinions into consideration before you make your choice .

Having alarm monitoring is by no means required, however it does provide more protection compared to a standard alarm. Monitoring doesn’t cost a lot of money and it could safe all your stuff .

Hello everyone, this is the second part of the onion home security technique.
Most of the time anyone can do this with very little money.

A great example of this would be placing a rose bushes in front of your windows. Then, on the windows use a window stop to firmly hold them in place. Then, on the inside of the window you can have a motion detector camera or window alarm.

If someone tries to get through the window they may change their mind when they realizedthere is a very unfriendly looking plan they have to climb threw . If they still want to try and get in, it is going to be a little on the tricky side for them to get through the rose bush. If that [/spin]crazy crook |sneaky criminal[/spin] gets threw the rose bush they will be stunned to find they are not able to budge the window because of the window jam . For the average thief they would probably give up on that entrance or even your home. If this criminal is a savvy he might be able to get by the window stop. If that happens, that’s why you have the window alarm to give them a nice loud surprise when they get inside.

The whole goal of doing this is to make it hard for someone to break into your home because they run into one problem after another. A lot of burglars want to break in quickly and unnoticed. If someone is outside your house climbing threw a bush the chances are someone will probably notice. By creating difficult layers it will increase the time someone spends trying to get in and will greatly increase their chances of being notices by someone.

I’ll go ahead and give you another example

A very common place for a burglar to break in is though the back door. This is normally done because[/spin] of low visibility from the road | there is usually tree cover and people on the main road cannot see the back door[/spin]. With this cover a burglar can simply break the window on the back door and let themselves in.

Most people have[/spin]the standard deadbolt | a regular dead bolt [/spin] on the back door which can simply be opened once the window is broken. To avoid this, use a double-key deadbolt. These require a key to open from the inside as well as the outside. This makes it impossible to unlock the door once the window is broken. If the bad guy gets around the lock you want them to run into the next layer. In this case you would use either a floor lock or a door security alarm to stop them in their tracks. From there you can use a motion detector to add another layer to the system.

Chances are most criminals will just give up if they have several unsuccessful attempts to break in.

As you can see it is much more effective to take the time to make your security in several layers rather than just having one and hoping it works. The examples I have here are simple ones and there are many many more out there that you can use. If you think like a criminal then you can make your home a safe place .

There are a lot of different ways to protect your home and keepthe ones you love safe . Obviously it would be pretty difficult to protect your home with an onion but bare with me I’ll make some sense of this for you.

When it comes to making sure you have a safe home it is not enough to have a few extra locks on the door or a fearsome guard dog . When most people attempt to keep their home safe they tend to think they will be just fine by installing an alarm system. In some cases that would be fine but in most situations that just won’t do .

What if some crazy criminal guy decides to do a “smash and grab”? They can go all through your house pretty fast . In that small time frame your house can be trashed and your valuables taken. Worst yet if you live in an areawith a high crime rate the police are probably a little busy. That only increases the time it would take them to respond to a Burglar Alarm at your home.

This is exactly why you want to think like a criminal when setting up your home security . The goal is to make your home both unappealing for anyone that may target you or downright frustrating for anyone that would attempt to break in.

This best way to do this is using a layering technique commonly known as the “onion technique”. The idea is build each part of your home security off another part to form layers of defense. It is very straight forward and obvious but you would be amazed by the low number of individuals that think to do this .

Buying a Toronto home or condo is certainly one of the most pleasing experiences most of us ever have; however, it’s also one of the most challenging. If you’re buying for the first time, the process may seem somewhat overwhelming. But even if you’ve been through it several times, every move is difficult, and presents new challenges.

One clear advantage of enlisting the help of Elli Davis, an experienced Toronto real estate agent, is simply that you don’t have to do this alone. Elli delivers top performance in the real estate business. She can:

* Help you establish what you can afford and help you identify your desired price range.
* Help you determine your desired features in a Toronto home or condo.
* Inform you of current Toronto real estate market conditions when you search for your Toronto home or condo.
* Assist you with aspects of your offer to purchase.
* Assist you with details involved in closing the sale.

Every home purchase is a big step, no matter how often you move. It helps to be informed so you’re in a better position to make the right choices.

Formulating An Offer
When it comes time to make an offer, Elli can give you the current market information and will assist you in drafting your offer. She will then communicate this offer, sometimes known as an Offer to Purchase*, to the seller, or the seller’s representative, on your behalf. Sometimes there may be more than one offer on a property coming in at the same time. Elli can guide you through this process.

*Offer to Purchase: a legal document which specifies the terms and conditions of your offer to purchase the property. The offer can be Firm or Conditional

Your Offer to Purchase will be presented ASAP. The seller may accept the offer, reject it, or propose a counter-offer. The counter-offer may refer to the price, the closing date, or any number of other variables. The offers can go back and forth until both parties have agreed or one of you ends the negotiations.

Planning to Move
* Book the movers. You can choose to have the movers pack everything, or just the breakables, or you can pack yourself.
* If you rent your present home, give necessary written notice to your landlord and make arrangements for the return of any monies you have on deposit.
* At your “new” home, make arrangements for the gas and electric utilities, water softener, telephone and cable TV to be connected on the day the sale closes.

General:
* Obtain “Change of Address” cards from the post office and send out well before moving day. Have mail forwarded to your new address.
* Cancel any contracted services and pre-authorized cheques.
* Inform gardening, dry cleaning, garbage pick-up, newspapers, magazines, and other home services. Arrange for these at your new address.
* Obtain a letter of introduction from your current bank branch to help establish new accounts. Transfer trust or bank accounts and securities.
* Cancel or transfer social, athletic, civic, religious or business affiliations and memberships.
* Arrange for transfer of medical, dental, prescription and optical records.
* Change the address on your driver’s license(s) effective the day of the move.
* Collect all items out for cleaning, repair or storage. e.g. fur coats, dry cleaning.
* Make special arrangements for the moving of perishables, such as plants (same goes for moving your pets)
* Dispose safely of all flammable liquids as it is illegal for movers to carry these.

Moving Costs – Vendor’s Costs
* Legal Fees: range from 1/2% to 1% of the sale price of the property plus disbursements. A Real Estate lawyer will provide you with details.
* Real Estate Commission + 7% GST on commission.
* Discharge of Mortgage: May be a penalty of three months’ interest, the interest differential between an old and new mortgage or a combination of the above. Check with your lending institution.

Moving Costs – Purchaser’s Costs
* Legal Fees: Range from 1/2% to 1% of the sale price of the property plus disbursements. A Real Estate lawyer will provide you with details.
* Disbursements: Include City Tax Certificate, City Zoning Reports, City Engineering Report, Sheriff’s Certificate, Registry Office searches, deed registration, mortgage registration, copies, postage, long distance calls, etc.

Land Transfer Tax*:
If under $55,000 multiply by $5 per $1000 (e.g. $40,000 x $5 per $1000 = $200)
From $55,000 to $250,000, multiply by $10 per $1000 then subtract $275 (e.g. $200,000 x $10 per $1000 = $2000 – $275 = $1725)
From $250,000 to $400,000, multiply by $15 per $1000 then subtract $1525 (e.g. $400,000 x $15 per $1000 = $6000 – $1525 = $4475)
Over $400,000, multiply by $20 per $1000 then subtract $3525 (e.g. $500,000 x $20 per $1000 = $10,000 – $3525 = $6475)
*Special taxes apply to non-residents.

Additional Fees
* Survey: If no recent survey is available, a new one will cost approximately $700 – $1000. Fees for different properties vary.
* Arranging the Mortgage: appraisal fee of about $200 plus administration fee of about $200 – $300. An up-to-date survey may be necessary.
* Adjustments: Money owed pre-payment of taxes, hydro, gas, fuel oil, etc.
* Home Inspection: Will cost between approximately $250 to $400
